This is yet another Ponto Urbano project, which begins 2024 continuing its path of growth and affirmation in the property market in the centre and north of the country, especially in the cities of Aveiro, Ílhavo, Espinho and Porto.
With a team of 16 highly qualified employees, Ponto Urbano sees the quality of its construction as a differentiating factor and its goal is to create, innovate and go further by applying avant-garde and sustainable solutions.
Throughout history, the real estate sector has always been one of the country’s greatest driving forces. Thanks to this sector it has been, and still is, possible to shape cities and guarantee the right to housing.
Throughout the world, this is one of the sectors that contributes most to the Gross Domestic Product (GDP), which means it makes a huge contribution to quality of life, employment and the economy.
The role of the real estate sector in society is visible every day. Owning a home is often seen as a dream come true, while at the same time it enables human survival and becomes a source of employment opportunities.
In every person’s day-to-day life, real estate plays an irreplaceable role, since owning a home can mean comfort and security. Today, the sector continues to be of great importance to the national economy, which means that it has both a social and an economic side.
At Ponto Urbano we design and construct buildings with the aim of providing more housing for the cities where we operate, particularly Aveiro. It is through the construction and rehabilitation of properties that we offer families the opportunity to acquire a house with quality construction.
Investors also have the chance to invest in assets that are constantly appreciating in value.
Focused on giving civil society the best of what we do, “we believe that what’s inside the walls is just as important, if not more so, than what’s on the outside”.
And this is our contribution to the real estate sector – quality construction that enhances urban heritage.
Ponto Urbano We are a company specialised in the construction, development and refurbishment of high-quality projects in prime locations. See our portfolio of buildings at https://pontourbano.pt/en/portfolio
With more than 400 clients, 2023 was a year in which Ponto Urbano continued to keep pace with the growth of the real estate market. Increasingly consolidated in the market, the company once again provided Aveiro with more and better housing, with several landmark projects.
From the city center to Vagueira beach, Ponto Urbano made 2023 another year of success and quality construction.
Puro Golden Located in the heart of Aveiro, Puro Golden joins the other two Puros (Homes and Tower), and completes the trilogy installed at Cais da Fonte Nova. With large areas, the Golden has 6 floors, 23 apartments ranging from 1 to 4 bedrooms and two stores. Surrounded by the Fonte Nova garden, its urban and cosmopolitan lines combine with the greenery of this location, which invites you to relax by the Ria.
The Tiles In the city center, The Tiles is an ode to the charms of tile art. This is the right building for those looking for a city lifestyle, next to Bairro da Beira-Mar, one of Aveiro’s most famous and typical neighborhoods. Located on Rua do Gravito, The Tiles has studio, one-bedroom and two-bedroom apartments.
MAXIMUM Highlighted by its spacious areas, MAXIMUM features contemporary architecture combined with a modern and elegant design. Located on one of the city’s main arteries (Alameda Silva Rocha), it combines housing and commerce, with 50 apartments ranging from 1 to 3 bedrooms, spread over 5 floors. In addition, there are 6 stores.

In 2024, Ponto Urbano is preparing to start construction on two new buildings, Hidden and Alavóo. Designed for different audiences, but with the company’s characteristic quality, the projects once again cement Ponto Urbano’s desire to add new real estate offerings to Aveiro.
Hidden Hidden is born in Barrocas. Built in Viela do Canto, this is a project that offers its residents peace and quiet close to the city center. Because it is not visible from the road, the building has been given the name “Hidden”, a unique feature. In total, Hidden is divided into 3 floors with 20 apartments from T0 to T3 Duplex.
Alavóo Surrounded by green parks and gardens, schools and restaurants, Alavóo was born in the heart of the Alboi neighborhood. In homage to the history of this place, the building’s name is inspired by the archaic way of saying grandfather, one of the words believed to have given rise to the name Alboi. Central and full of history and elegance, Alavóo has 3 floors with apartments ranging from 1 to 3+1 bedrooms.
From 2023 to 2024, the projects increase, but the dedication of the Ponto Urbano team remains the same. Distinguished by the rigor and quality of each project, the company strengthens its position in the real estate sector.
It is in the Alboi neighborhood, one of the most emblematic areas of the city of Aveiro, that the Alavóo Residences project will be born. Ponto Urbano’s latest project is a new landmark in the city that combines history and elegance.
In a central area, Alavóo is surrounded by green parks, gardens, schools and restaurants.
The building’s location serves as inspiration for its name. “Alavóo” was the archaic way of saying grandfather, one of the words believed to have given rise to the name Alboi. With this Ponto Urbano goes back to the origins of this neighborhood and pays homage to its roots.
With 3 floors and typologies ranging from T1 to T3+1, Alavóo Residences offers residents the quality of Ponto Urbano’s construction and the possibility of being just a few meters from the Cais do Paraíso canal and other points of interest.

Living in Aveiro means being part of a city that is constantly evolving. Living in Alavóo means being part of this progression and being in the heart of the city. Along with the company’s other projects, Alavóo Residences is a safe real estate investment, with daily appreciation.
With a team with vast experience in the real estate sector, Ponto Urbano stands out for its rigor and quality. It is responsible for landmark construction and urban regeneration projects in Aveiro.
Sustainability is now a practice that is here to stay. Climate change has led to a change in behavior and the construction sector is no exception.
At Ponto Urbano we aim to “reinterpret building systems, highlighting the contribution that construction techniques make to sustainable development”. Each of our projects is rigorously designed and built with the well-being of the future residents in mind.
The first step towards being more sustainable is to ensure efficient insulation. This makes the house more ecological and comfortable. It also means lower long-term costs and thermal and acoustic comfort.
Although this step is crucial, there are other solutions that can make a house an even more sustainable place.
Using LED bulbs LED bulbs use up to 80% less energy and only 7W of power. They also last longer.
Choose class A appliances The A energy class offers greater energy savings. However, the ideal is to opt for class A++ and A+++, which use up to 70% less energy than class A. These kinds of savings help to reduce your electricity bill over time. To this you can add the habit of turning off the standby mode on plugs.
Install solar and/or photovoltaic panels Another way to be more sustainable when it comes to using electricity, water and gas is to use solar and photovoltaic panels. In addition to converting energy from the sun into electricity, they also heat water, a combination that helps save electricity and gas.
Invest in sustainable furniture Sustainable furniture is a sustainable option for your home. This option avoids resorting to massproduced furniture and has more durable and customizable objects.
Because it’s such a strong and necessary theme at Ponto Urbano, we also look abroad, hoping that the concept of sustainability “will be implemented quickly, in order to make the entire construction sector truly more sustainable”.
Attentive to the market and the style of the end consumer, we create sustainable projects, because “the search for sustainability in our housing is no longer a mere ‘fashion’ but an imperative”.
HIDDEN is Ponto Urbano’s new project. Located in Viela do Canto, in Barrocas, this residential building reinforces the company’s commitment to more quality housing in the city of Aveiro.Due to its location, it has been given the name “Escondido”, a unique feature of this project, as it offers the possibility of living close to the city centre, but with the seclusion of the outskirts.
In one of the city’s most characteristic and well-known residential areas, HIDDEN now joins the list of new projects that have led to the expansion and renovation of Barrocas.
With typologies ranging from T0 to T3 Duplex, the building is divided into 3 floors, totalling 20 flats.
Privacy and sophistication are the ingredients of Hidden, a project in which Ponto Urbano is taking another step along its path towards top quality construction.

At Ponto Urbano we have a portfolio of over 400 clients. We are currently committed to consolidating our position in the real estate market, investing in differentiated and distinctive projects where a different kind of know-how is required. In addition, we constantly strive for continuous improvement, because we want to offer our clients the best. This is our motivation. We always build responsibly, which is why the locations we choose are of excellence.
In 2022, growth in the real estate sector broke records and the Aveiro company has been able to keep up. With more than 400 clients, Ponto Urbano continues to consolidate its position in the market.
Data from the National Statistics Institute (INE) reveals that 167,900 homes were sold in Portugal last year, 1.3% more than in 2021.
The volume of transactions also increased. It reached 31.8 billion euros.
2023 is also a year of increases. March, April and May have been the best months for the sector so far. Some experts say that the market is going through changes that require adaptation, but any time is a good time to invest in your own permanent home.
The good news doesn’t stop there. The sale of new homes was also a record. In line with these trends, Ponto Urbano has brought more housing to the city of Aveiro through the Puro Homes and Puro Tower buildings. Next to these, Puro Golden is being built, completing the Puro trilogy. Also in Aveiro, Maximum stands out for its generous areas and The Tiles is the perfect fusion of traditional and modern. In the city center of Aveiro, where demand for new housing has not slowed down, two more new projects are already underway, one in the Barrocas area and the other in the Alboi area.
Families were the ones who bought the most houses, something that the Aveiro company has not forgotten, since the various projects underway include a variety of types, ranging from 1 to 4 bedrooms and located in strategic locations close to the main access routes.
At Ponto Urbano, consolidation is achieved through hard work, which is why the projects are spreading to the rest of the city and the district of Aveiro.
In a company where “we believe that what’s inside the walls is just as important, if not more so, than what’s on the outside”, Ponto Urbano is once again focusing on building near the beach. In Vagueira, the Difference project stands between the estuary and the sea.
Ponto Urbano continues its path towards sustainability, both in construction and in the brand itself.
With a headquarters building and an electric fleet that prioritise sustainability, Ponto Urbano hosted an event on Renewable Energies.
The workshop highlighted the COMSOLVE and EV4ENEy initiatives.
The various presentations shed light on their role in each of the parties, which aim to bring the sharing of energy consumption produced in buildings and the charging of electric cars to cities and their buildings.
COMSOLVE is a consortium of 4 organisations. Digitalmente, the Telecommunications Institute, Magnum Cap and Coopérnico. The aim is to create a Renewable Energy Community in Ílhavo that is able to produce, consume and trade energy. Each of the 4 entities has an activity in the consortium.
The previous consortium is joined by EV4ENEy. Composed by Magnum Cap and the Telecommunications Institute, it offers solutions such as the Building Energy Management System, Bidirectional Stationary Battery System, V2X Charger and a Mobile Application where, for example, it is possible to have information about a charger and the summary of charging sessions.
“At Ponto Urbano we want to reinterpret building systems by emphasising the contribution that construction techniques make to sustainable development. We hope that, in the short term, the concept of “sustainability” will be demystified throughout Europe and that it will be implemented quickly, in order to make the entire construction sector truly more sustainable.”, concludes Paulo Martins.
The Difference building, on Vagueira beach, presents a modern and urban trait, demarcated by soft and elegant textures.
It has different typologies, covering different audiences of interest: whether a person with a remote work routine, a couple with children or a retiree.
The Difference was designed with specific audiences in mind who seek to live in tranquility, in a place full of fishing tradition, developed by the companies of the Xávega art.
Vagueira is characterized by an extensive sandy beach, with a seawall that invites you to long walks overlooking the sea, a place that breathes tradition, sun, sea and estuary. Here you can also find traditional commerce, the fish market, pharmacy and several restaurants.
A nature still very pure, allows any age group to enjoy the present, appreciate the future, feel the salty breeze. There is a unique charm and tranquillity to discover, which awaken all the senses.
A project with you in mind. Immerse yourself in the idea of living the difference.
Located in the heart of the city of Aveiro, Ponto Urbano is a company specialized in the construction, development and rehabilitation of high quality developments in prime locations. With a focus on creating, innovating and reaching further in the application of avant-garde and sustainable solutions, Ponto Urbano always ensures accuracy in design and unquestionable quality in construction.
Paulo Martins, founder of Ponto Urbano, has no doubts: being both builder and developer of a house is a great challenge, “an even greater challenge when we talk about a house that we would like to have for ourselves. Nevertheless, we can’t see ourselves doing this job any other way. We always build as if the houses were for us, places where we would be proud to live with our families and where we would welcome our friends. Despite all the work and challenges, the truth is that we feel very proud of everything that we have built.
Looking back at the last five years, the entrepreneur reveals that he is very satisfied with everything that Ponto Urbano has achieved. “The brand has asserted itself in the market, and we now have a portfolio of more than 400 clients, a large number for such a short period of time. I feel that we are at the ideal level, so we should now focus on consolidating our position”, since he believes that it would not be beneficial to continue to grow and explains why: “A large institution cannot take care of the quality that we have, attention and proximity to the client. In a large company it is more difficult for attention to be completely dedicated to the project. In contrast, at Ponto Urbano we bet on differentiated, distinct projects, where a different know-how is required. In addition, we incessantly seek continuous improvement, since we want to offer the best to our clients. This is what motivates us and what we are passionate about. We always build responsibly, so the locations we choose are of excellence.”
Recently Ponto Urbano delivered about 120 apartments, with another 150 still under construction in the Puro Golden and Maximum projects. Paulo Martins reveals that the company is now preparing to continue to invest in Barra and Costa Nova, where it will present innovative solutions to its clients. “We will also move forward with an innovative project in Vagueira, an area that is little recognized by the region itself, which has never been properly explored and used, even though excellent services are available there and there is the added value of being a beach region that is not yet densely populated, allowing, in the summer, all those who live there to enjoy sun and beach days full of tranquility. The two buildings that we are going to build are close to the new marina, a structure that will further enhance the use of the Ria de Aveiro, which I am passionate about. We will promote these new ventures to the four corners of the world and I believe that the success will be resounding, not least because the prices we will charge are not prohibitive.
The pandemic and the war
Questioned about the weight that the pandemic had in the company, Paulo Martins refers that, undoubtedly, it affected Ponto Urbano, especially in what concerns the workforce, since several teams were stopped at different times, due to the fact that one of the elements became infected. “Whenever this happened, the remaining eight people had to stay at home on call. This led to delays in several works that, in the end, meant a year’s delay in relation to the work we had outlined, which meant a loss of capital, since a delay in a work inevitably means an increase in cost. Nevertheless, this cost was not charged to our client.
Once the pandemic was over, the conflict between Russia and Ukraine began, which led to an exponential increase in the price of many of the raw materials Ponto Urbano works with on a daily basis. “Bearing in mind that the quotations we give to our clients, before a work is awarded, take place well before the actual start of construction, when we were faced with this price differential we chose to bear this difference and scrupulously comply with the price agreed with our clients. None of them paid a cent more as a result of these increases. If, in the past, there were other times when prices went down and customers did not benefit from this decrease, it was not fair that, now, facing the opposite of the situation, our posture was different. Of course, this option required an even more attentive and careful management. We also had to work even harder and look for different solutions. Even so, since we buy most of all the necessary products at the beginning of each project, even though this means a greater financial effort on our part, the prices are set with our suppliers right away. This way of working has meant that the damage resulting from these increases has been more easily absorbed, even though our margins have in some cases been markedly squeezed.
Competition and the Future
As for the existing competition in the market, the entrepreneur assures that it’s not enough to have a beautiful design, a funny façade, an extraordinary 3D project, full of paradisiacal images. “The quality in real estate promotion is related to factors that, in Portugal, continue to be neglected: good structural quality and excellent acoustic and thermal quality, something that is expensive to do. Many companies are still only concerned with what clients can see with the naked eye, something we can’t perceive, once we consider that what’s inside the walls is as or more important than what’s outside. It is this care that I consider as excellent construction and superior quality”.
As for the future of the civil construction sector, the businessman considers that it will necessarily go through prefabricated installations, in steel, concrete, and wood, “since traditional specialists will no longer exist. I believe that, in the medium term, more than 60% of all the construction that will take place in our country will have to be prefabricated. These solutions already exist in other countries, however, they have nothing to do with the architecture, the quality, and the construction performance that the Portuguese are used to. We are a country of excellent architects that will no longer have traditional and quality construction, since nobody will know how to build it”, he concludes.
Message to all clients
“I hope our clients know that they can count on the entire Urban Point team forever. We will always listen to them, we will always solve any problems that arise once the construction is over, and we are always available to continue to surprise them with new products and equipment.”
