  • LEGATO NÓBREGA – In tune with the city

LEGATO NÓBREGA – In tune with the city

In a city that is changing, Ponto Urbano continues to keep pace with Aveiro’s growth. Located in an area under renovation, the Legato Nóbrega project is just a few metres from the Ria of Aveiro.
With two buildings, each with four floors, the contemporary architecture blends harmoniously with its surroundings. Inside, the cosy and modern apartments are divided into several types. From one-bedroom to three-bedroom Implex apartments, these apartments are available in sizes between 54 and 123m².

Inspired by the legacy and sound of Carlos Nóbrega e Sousa, the famous composer from Aveiro of songs such as ‘Sobe, sobe, balão sobe’ (Up, up, balloon up), the Legato Nóbrega project was born from the fusion between music and architecture.
In addition to this legacy, ‘Legato’ is also a musical notation indicated in the score by a curved line, which requires a series of notes to be played in a smooth, interconnected manner. This characteristic also refers to the existence of two buildings in this project.

Close to the estuary and just a few metres from the city centre, Legato Nóbrega combines its concept with a privileged location, marked by tranquillity, comfort and quick access to several services such as:

    • EB1 das Barrocas School (1 min)

    • Gym (2 min)

    • EB1-2-3 Esgueira (4 min)

    • Supermarket (5 min)

    • CP Station (6 min)

‘In tune with the city,’ Legato Nóbrega sets the pace for a new urban area in Aveiro. It is also another example of Ponto Urbano’s quality and rigour and the brand’s respect for the city’s history. Project after project, Ponto Urbano also reflects its desire to continue growing together with the city of Aveiro, through a diverse offer of housing.

  • Most Valued Features When Buying a Home

Most Valued Features When Buying a Home

Choosing a home is not just about choosing a place to live, it is about choosing how we want to live. Nowadays, when looking for a property, there are some features that usually deserve special attention. All of them, in addition to adding value to the home, also combine practicality, comfort and longevity.

    Some of these features are:

    Location
A determining factor in many purchases, location continues to be at the top of the list of most sought-after features. The preference is to live close to services, transport, schools and shops.
Thus, the time saved in commuting increases the quality of life.
In addition to the main services, many buyers also prefer to be close to green, quiet and safe areas.
A good location also tends to increase the value of the property in the future.

    Efficiency and comfort
Homes with quality insulation, sustainable energy solutions or high energy certification are increasingly sought after. Features such as these mean lower monthly expenses and less maintenance. They also reflect a growing environmental awareness among buyers.

    Areas
Beyond the importance attributed to the type of property, buyers increasingly value layouts with well-designed rooms, good natural lighting and integrated common areas. Often, demand also focuses on multifunctional environments that are suitable for teleworking and/or the arrival of children.

    Outdoor space
From large balconies to landscaped areas, outdoor space is now seen as an extension of the interior. Essential for the whole family, having a large outdoor space allows you not only to relax in the tranquillity of your home but also to socialise with friends and family in the open air.

Whatever feature you are looking for, at Ponto Urbano you will find all these criteria in our projects. From apartments to villas, our portfolio is designed to suit different preferences and lifestyles. Here, each home is designed to offer time, comfort and tranquillity. At Ponto Urbano, there are two buildings that stand out for being very close to the beach: Difference and Terrae. But what makes homes in beach areas so sought after?

Proximity to the beach is often associated with a greater sense of tranquillity. The sea breeze and natural light, for example, create an environment that promotes rest. For many, living near the sea is synonymous with well-being and a calmer, but also revitalising, lifestyle.

    Active and healthy lifestyle

  • Open space vs. traditional rooms: what’s the best option for your home?

Open space vs. traditional rooms: what’s the best option for your home?

Choosing the space where we live reflects our needs and lifestyle more and more. Nowadays, a home is much more than a place to rest. It’s a place to work, socialise and where much of our lives take place. That’s why the way it’s organised can be key when it comes to buying it. But between open space or ‘traditional’ rooms, which is the best choice?

Two ways, different ways of living
Without physical barriers, open space is becoming more and more popular. This option provides spaciousness, continuity and light. With spaces being better utilised and opened up, the interaction between family members becomes more spontaneous.
Despite this, this type of layout brings challenges: the lack of separation means less privacy and noise or smells can spread more easily. Open spaces require even more discipline in terms of organisation and storage.
Designed to create more ‘controlled’ environments, traditional rooms offer a different perspective on the home. Unlike open spaces, this option can work well, for example, for families with different routines. However, this model can make spaces more closed off and limit flexibility of use.

What if you don’t have to choose?
In contemporary architecture, flexibility is increasingly valued. That’s why many projects are no longer limited to a single model, allowing you to choose a hybrid solution. In addition, objects such as sliding doors, removable partitions, modern screens or glass panels allow you to reorganise to your preference. This approach combines the best of both worlds: the fluidity and luminosity of open space with the functionality and privacy of traditional rooms.

At Ponto Urbano, our buildings are created with the client’s comfort and well-being in mind. Each project presents flexible architectural solutions. More than choosing a specific model, today’s architecture proposes spaces that evolve in a versatile way and keep pace with everyday life.

  • The Evolution of Residential Architecture: Trends and Impact on the Real Estate Market

The use of natural elements like wood and the integration of green areas around homes are key to achieving the highly sought-after quality of life.
New realities, such as remote work, have driven changes in home design. The inclusion of office spaces and soundproofing solutions has become essential to ensure residents’ comfort and productivity.
At Ponto Urbano, we also prioritise buildings with glass façades and generous outdoor areas.

More than just buildings, we stay attuned to market needs and its continuous evolution.
Our portfolio includes buildings that reflect the latest trends in residential architecture.
From design to construction, precision and quality guide each transformation, not only to serve our clients but also to leave a lasting mark on the places we build.

  • House typology: which is best for you?

House typology: which is best for you?

Buying a house is a real life goal for many people. However, this process involves several decisions. One of them is about which typology to choose and which is in line with your needs or desires.
In this article we’ll give you some tips on how to find the right one.

Young singles or couples without children
Living alone or as a couple can mean starting your adult life in a studio or one-bedroom apartment. With less expensive prices, houses of this type are also easier to maintain and are usually well located and close to work and social life.

    Couples with young kids
The arrival of children requires more space. Two or three-bedroom houses allow you to have an extra room for the children and/or even for playing or working. Whether it’s a villa or flat, choosing a 2 or 3 bedroom house allows you to have larger areas, but without sacrificing comfort and functionality.

    Families with teenage children
As children grow up, privacy can be a factor. In these cases, T3 and T4 apartments ensure that each member of the family has their own space. As well as the possibility of having one bedroom per person, these types also have larger common areas. In other words, there’s more space to spend with family and friends.

Middle-aged couples with children leaving home
When their children leave home, many families return to the market in search of a smaller home. As a rule, many choose two- or three-bedroom properties, so they have at least one more room available.

    Seniors and retired people
In old age, comfort, functionality and accessibility become priorities. Some people prefer to stay in the house they bought after their children left home, or choose a 1-bedroom or 2-bedroom apartment.
Other important decision factors are the upkeep of the house and choosing a location closer to essential services.
